Serviced Apartments in Shenzhen 2026: 8 Monthly Rentals in Luohu, Futian & Nanshan from RMB 2,700

Serviced Apartments in Shenzhen 2026: 8 Monthly Rentals in Luohu, Futian & Nanshan from RMB 2,700

Monthly serviced apartments in Shenzhen 2026: eight real properties across Luohu, Futian and Nanshan with addresses, metro exits and monthly rates from RMB 2,713 (official pricing), plus what to check on deposits, commercial utilities, service charges and minimum stay.

Not every trip to Shenzhen has to be a day trip. More Hong Kong residents are now staying a month or three at a time — for work, cross-border business, while their flat is being renovated, or just to escape the summer. That is where serviced apartments (also called hotel-style apartments) come in. Unlike a conventional flat rental, you can sign for a single month, the unit comes furnished with a kitchen and broadband, and weekly housekeeping is often included.

This guide focuses only on serviced apartments and monthly short stays, not ordinary residential rentals, and covers eight real properties across Luohu, Futian and Nanshan. Every property listed has an address, the nearest metro station and exit, and a monthly price with a stated source: official developer or brand websites where published, Hong Kong monthly-rental platforms with the publication date where not. No figure is included without a source.

Serviced apartments versus ordinary rentals

Residential and apartment towers in Luohu, Futian and Nanshan, Shenzhen

  • Lease length: serviced apartments typically rent by the month (30 nights), some from 14 nights; conventional flats almost always require a 12-month fixed lease.
  • Deposit: one month, or sometimes none; Shenzhen flats usually ask for two months deposit plus one month rent.
  • Furniture: fully furnished, move-in ready, often with weekly cleaning and linen change; flats vary and are often unfurnished.
  • Utilities: apartment buildings are usually metered at commercial rates, which are noticeably pricier than residential rates. This is the single biggest long-stay cost difference.
  • Invoicing: licensed serviced apartments can issue VAT invoices and support the temporary residence registration you need as a visitor staying outside a hotel.

Five things that catch people out: utilities, deposits and fees

1. Commercial versus residential utilities

Residential flats are metered at residential rates, roughly RMB 0.66 per kWh with tiered pricing up to about RMB 0.96, and water at about RMB 4.26 per cubic metre. Apartments are usually metered commercially: RMB 1.2 to 1.5 per kWh and RMB 6.5 to 8 per cubic metre. With Shenzhen summers and heavy air conditioning, that is easily 30 percent or more on your monthly bill. Under the Shenzhen special economic zone regulations on residential water, electricity and gas pricing, landlords may not add a markup on top of the official tariff, so a quoted RMB 1.5 per kWh can be reported to the street office.

2. Deposits and incidentals

One month deposit is standard, often with an additional incidentals deposit of about RMB 2,000, as at Modena by Fraser and Felicity. Shorter stays sometimes attract a bigger deposit, not a smaller one. Make sure the contract states the refund conditions and the number of working days for return.

3. Service charge and VAT

Licensed serviced apartments usually quote inclusive of a 10 percent service charge and 6 percent VAT. Always ask whether the monthly figure is inclusive, otherwise your real cost is about 16 percent higher.

4. Fixed-night promotions

Monthly offers are usually locked to 7, 14, 30 or 60 nights and cannot be stretched by a day. Extra nights are billed at the daily rate, which is much higher. Book 30 nights and add days separately if your dates are uncertain.

5. Cleaning, linen and energy allowances

Housekeeping ranges from weekly to twice a month, and some apartments do not supply linen at all. Energy allowances also differ widely: RMB 500 for a studio and RMB 1,000 for a one-bedroom at Modena by Fraser; RMB 500 for single occupancy and RMB 800 for two bedrooms at Furuis. Anything above the allowance is metered and charged.

Four practical notes for a one to three month stay

  • Temporary residence registration: if you stay somewhere other than a hotel, Hong Kong and Macau residents are required to register with the local police within 24 hours of arrival. Many serviced apartment front desks handle it, and several Shenzhen districts accept registration through the Shenzhen Police WeChat mini-programme.
  • Documents and payment: a Home Return Permit is enough to register, no mainland ID needed, but mainland rent usually cannot be paid from a Hong Kong bank account. You will need a mainland bank account linked to WeChat Pay or Alipay, or a card payment on site.
  • Beware rent loans: if an operator asks you to sign any kind of instalment loan agreement in the name of splitting rent, walk away. Shenzhen housing authorities explicitly prohibit it.
  • Ask for the invoice: licensed apartments can issue VAT invoices, which you may need for company reimbursement.

FAQ

Do Hong Kong residents need a mainland ID or residence permit to rent a serviced apartment?

No. Serviced apartments, hotel monthly plans and long-stay apartment brands all accept a Home Return Permit. Note that some properties only accept online bookings with a mainland ID, so you may need to book on site or direct through WeChat or Alipay. Remember the temporary residence registration requirement.

How much do utilities cost per month?

It depends on the tariff. A residential-rate apartment with heavy summer air conditioning typically runs RMB 300 to 600 a month; a commercially metered unit with similar usage can reach RMB 600 to 1,200 or more, depending on size and habits. Confirm the per-kWh rate and whether it is residential or commercial before you book, and get it in writing.

Can I rent for just one month, or even two weeks?

Yes. Long-stay apartment brands such as Longfor Guanyu generally rent from one month. Serviced apartments and hotel monthly plans work in 30-night blocks, with some offering 14-night short stays. The shorter the stay, the higher the effective monthly rate, and the short-stay premium can exceed 10 percent.

When is the deposit returned, and what if it is not?

Contracts normally state that the deposit is refunded in full within a set number of working days once the unit is returned and utilities settled. Photograph the unit and note the meter readings before you move in, ask for a written handover checklist when you leave, and escalate through the 12315 consumer platform or the local street office if there is a dispute.

Can a serviced apartment be used as my address for a residence permit?

Short monthly rentals are generally not accepted as proof of address for a residence permit, which normally requires a registered lease and a longer term. Temporary residence registration, however, is fine. If you plan to stay long enough to apply, rent a residential unit and register the lease; see the related guides below.
